Property Description

With panoramic views to the Lujar Mountains on the other side of the valley, this property is in a great location. Close to the town of Cañar, which has a couple of bars, a pharmacy and cash machine, the property is set back from the main road leading up to the town and is in a very quiet location.

Interior:
Arriving at the property you enter through the iron gates and pass up the sloping driveway. At the lower level there is the entrance to the garage area. This is a large room that also has a small cloakroom with toilet and basin.

There are exterior steps that lead up along the right hand side of the property. As you get to the top of these steps, the main entrance is to your left. This leads in to the main hallway giving access to most of the rooms in the house. Continuing up to the rear patio there is a second entrance that leads into the kitchen / diner. The kitchen is fully fitted with space for a dishwasher as well as having built in oven and hob with overhead extractor. With space for a square dining table as well.

From the kitchen, you access the main hall which has access to all rooms except the front bedroom. Starting on the left hand side, there is a good sized room that is currently used as a storeroom, but would make a very nice third bedroom. Next to this is another bright room that is currently in use as an office, but could make a forth small bedroom if needed. Then there is a short corridor that leads you back out of the property through the main door.

The lounge is a good size and has an open fireplace. It opens on to a balcony that stretches the full length of the house and has views onto the mountains and into the valley below where it is possible to see the town of Órgiva. To the right of the lounge is a doorway that leads into the main bedroom at the front of the house. This bedroom has a window looking at the same views, but could quite easily have a door added to give independent access to this balcony.

Moving back to the right of the main hall, there is the third bedroom. This is again a good size and will fit a double bed without issues. Again, the room is well lit with a window that looks out to the side of the property.

And the final room off the hall is the refurbished shower/bathroom. It has modern walk in shower, toilet and sink vanity unit.

Exterior:

The property is gated and fenced and has a sloping driveway up to the house. At the top of the driveway there is an exterior parking place for a single car, and next to this are the double garage doors that lead into a spacious garage. The driveway also has enough space for one or two cars.

To the right of the driveway there is a garden area with olive and other trees – this garden area extends up along the side of the house and around to an open patio at the rear of the property. Following around the house there is also another garden area on the other side of the property which has a mature tree providing shade in this area. The property also has water tanks and piping for storage and supply of irrigation water to the garden areas.

This property is within walking distance of Cañar which is a traditional town with some basic facilities including bars and pharmacy. A 25 minute drive will take you to the town of Órgiva, a lively, thriving market town situated roughly midway between the Mediterranean coast and historic Granada, the provincial capital. The coast is around an hour away to the south and Granada around an hour and fifteen minutes away to the north.

Services:

Mains water, Mains Electricity and town drainage. The house facilities for internet and telephone services which can be connected to the property with the appropriate contracts.
