Property Description
A townhouse in a quiet location of town, of solid construction and boasting a second access door leading to an covered storage area to the side of the property. With this second access, and existing layout of the property, it does lend itself to being separated into two dwellings should you wish to rent part of the property.
Interior:
This is a two storey property with roof terrace situated along a quiet street in an ideal part of Órgiva. Entering the property from the street you come into the front lounge (or hall). From this room there are stairs to the left that take you up to the next level and a corridor to the rear of the property.
Along this corridor, there is the first of the bedrooms which has a single bed, but could fit a larger bed if needed. It also has built in storage space. On the opposite side of the corridor is the bathroom. It is fully fitted and has a walk-in shower with enough room for disabled seating.
At the end of this corridor is the main lounge which is spacious and features an open fireplace. There is also a roof window to allow more light into this room. To the left of the lounge is the kitchen, separated by the work surface / bar.
The kitchen is fully built in and has fitted oven and hob. There is space for a kitchen table as well as a separate storeroom to the far end of the kitchen. At the far end, there is also a door that leads out to an open area with steps up to the first of the roof terraces and a fully covered area to the side of the house. This passage also has a separate door leading onto the street so would be ideal for storage or for a motorbike for example. There is also a washing machine currently plumbed in here.
The steps lead up to a large roof terrace that has view to the Lujar. It is not currently railed so this would need to be done for safety.
Taking the stairs up to the next level, there is a large hallway area giving access to the bedrooms on this level. There is another doorway off this hall that is currently blocked. It was added as part of a future project to add a second bathroom to this level (ask for further details).
There are two double bedrooms and one that would be idea as a single bedroom. All have good light and the two rooms to the rear of the property have nice views of the mountains.
There is a short corridor that leads to another room (which could also be an office or another bedroom). This room has a staircase that leads up to the very large roof terrace.
Exterior:
The lower terrace, which is currently accessed from a metal staircase from the ground floor could be accessed from the first floor with the addition of a door(s) at this level (permissions would need to be checked). For example each of the bedrooms at this level could have doors leading out to this terrace.
The main roof terrace is accessed via a wooden staircase from the second floor. There are good views from the terrace and plenty of space for outside activities during the summer. It would not be difficult to provide shade. The floor is currently concrete, but could be finished with tiles or some other suitable coating.
This property is a short walk away from the shops, bars, banks and government offices of Órgiva, a lively, thriving market town situated roughly midway between the Mediterranean coast and historic Granada, the provincial capital. The Sierra Nevada ski resort is about 90 minutes away by car and the higher villages of the Alpujarra are easily reached by bus or car.
