Year Built: —
Living Room: 1

Local Amenities: This property is two kilometres from the centre of Órgiva with easy access to all of the local shops and facilities, including banks, shops, restaurants, cafe/bars and government offices.
Additional Notes: The floor area given is for the total property as given in the “Datos Catastrales”.
Arriving at the property, there are a few off road parking places close to the main entrance as well as access to a workshop to the rear of the property. As the property is at the end of a terrace, it benefits from an access driveway to the side, which leads to the workshop at the rear and a semi covered courtyard / store area. The entrance to the workshop is recessed giving a nice little sitting area obscured from view of the main road.
Entering the house at the side, you come into the kitchen diner. This is a good sized room and is heated with a cast iron wood burner (which opens into the sitting room behind as well) and is well lit from three sides. It has stairs at the rear of the room leading to the upstairs bedroom with en-suit bathroom and an open doorway leading to the lounge area. The fully functional kitchen is of a galley style and is at the opposite end to the stairs.
The upstairs double bedroom is quite large and shows off a traditional wood beamed ceiling. At the head of the stairs there is an access to the front terrace, and at the far rear corner of the room is the access to the rear roof terrace. The en-suite bathroom is fitted with toilet and shower. Heading out to the rear terrace, there are views of the Sierra Lujar Mountains and plenty of space for table and chairs as well as sun loungers.
Moving into the lounge /sitting area, this is currently split into one part that is used as a small office, with shelves and a desk, and the remainder, on a slightly lower level, having seating. This leads into the second of the bedrooms, again large enough for a double bed and with good lighting from one side. To the other side is a large open archway leading to the third – single – bedroom which is smaller, but still a good size room. And from here there is access to the second bathroom, again with toilet shower and basin. The washing machine is also in this bathroom.
The outbuildings to the rear of the property could easily be opened up and turned into a walled courtyard or something similar.
The property is connected to mains water and electricity.
This is a property that has a lot of potential and is reasonably priced, giving the buyer scope to redevelop it, and the outside areas in their own style.
