About This Property
Situated close to the town of Órgiva in Las Alpujarras, this property is in a great location. The main house is surrounded by around 4000 m2 of land and there is a separate casita that has another 1300 m2 of land. The main house can be used as a family home or split into various apartments and the casita is ideal as a second home or has potential as a rental property as well.
Interior:
Main House
Entering the property through the large gates and passing along the parking area you arrive at the property. Straight ahead of you there is a long terrace walkway that leads you to the various parts of the ground floor. To the left of you, there are stairs that lead up to a large first floor terrace and into the upper kitchen.
The ground floor terrace that runs along the front of the main house provides access to the various rooms of the house and has views out onto the garden (land) and across to the valley to the town of Órgiva.
Passing along the terrace, the first doorway is for a small outside toilet. The next doorway leads you into the first of the self-contained apartments. You enter into the fitted kitchen and then through an arched doorway to the lounge area. This leads through to a double bedroom and at the end a bathroom with shower.
The next doorway along the terrace leads into the second of the self-contained apartments. You enter into a hallway that gives access to an open plan fitted kitchen to the left and a bathroom (up some steps) straight ahead – this area is a small snug having an open fireplace. To the right the corridor leads to a double bedroom. There is also a staircase that leads up to the first floor of the property.
The final entrance along the terrace is to some storerooms; these are of the same stone construction as the main house and could easily be reformed into additional living space.
Using the exterior stairs to the first floor, you arrive at a large terrace. Passing through the double doors leads you into the spacious upstairs full fitted kitchen. Leading off to the right is a bright lounge with wood burning stove. Continuing along the property there is a bathroom with shower and bidet to the right and further along another lounge / office area. To the left is the first of the bedrooms, accessed from the lounge area up a couple of steps it is spacious enough for a double bed. There is a window on the far wall giving good natural light.
Continuing along, there is a hallway with stairs that lead down to the apartment (2) below, and finally to another double bedroom. This bedroom has a window looking out towards the land and the town.
Casita
The casita is accessed totally separately from the main house, which is idea if you choose to rent out one or other part of the property.
You pass down a concrete walkway to the front door. Entering the property there is a large open plan lounge with a wood burning stove and double doors that lead out to the terrace and land. The lounge has traditional chestnut beamed ceiling. To the right there is a galley kitchen (semi-fitted) and a tiled bathroom with bidet and shower.
There are two good sized double bedrooms which are currently set up as a twin room and a double bedroom.
The casita has a flat roof terrace that can be accessed via a gate at roof level (from the path adjacent to the casita) or via a staircase that leads up from the lower terrace to the rear of the casita.
There is also an outbuilding attached to the back of the casita which is in need of renovation. This would allow for extension of the living space of the casita.
Exterior:
The property is accessed off the main road that goes from Órgiva up to the white villages. There is a concrete track that leads down to a wider area giving access to the main house and the casita.
The land is distributed over a number terraces. The main house has terraced land above the property as well as below and has walkways / steps to access the land at various points. The casita is constructed at the lowest part of the land and has direct access from the rear terrace of the property.
Both the main house and the casita have areas of land that are planted with olive, orange, walnut, almond, lemon and medlar (nispero) trees. The property has rights to irrigation water (around 150 hours per year plus acequia water on Sundays) and has an alberca (water storage tank – in need of some repair) which allows for more continuous watering of vegetable plots.
It is possible to pass unhindered between the land of the main house and the casita, but it would be possible to separate the two areas if you wish (for rental purposes).
Services:
Mains water, Mains Electricity and drainage via septic tank. Both properties currently have good internet services and there are also a number of other service providers to choose from locally which can provide internet and land line if needed.
Hot water is provided from electric cylinders and there are wood burners in the main house and the casita. There are also electric and gas heaters in the apartments within the main house, but there is no central heating.
